Home Inspections

A home inspection may be one of the most important things you do in the process of purchasing your new home.  Below are a few pointers that you should read before you hire your inspector.


What is Inspected
Be aware of exactly what will be inspected.  Some of the most important items include, but are not limited to, electrical systems, plumbing systems, air-conditioning, foundations, interior walls, floors and ceilings and naturally the roof.  Some inspections may include outdoor plumbing and appliances.

What is not Inspected
Also important is to know what the inspection does not include.  You may be able to negotiate additional services with the inspector.

You as the Seller
You may want to get your own home inspected before you put it on the market.  Any surprises can be repaired prior to your house showings.

Check Qualifications
Make sure you hire a qualified professional.  Look for affiliations with groups like American Association of Home Inspectors (AAHI) or ASHI.  Both groups require certification.  

Referrals for Repair Services
It is wise not to take referrals for repair services from your inspector.  Most certified and honest inspectors recognize the potential for perceived conflict of interest and will decline to make referrals.

Inspection Contingency
It is important to make your inspection work for you.  You should include an inspection contingency in your purchase agreement.  You may reconsider your offer altogether or merely amend it to provide for any damages discovered during the inspection.

Be Present During the Inspection
It is very important that you are there during the inspection.  The inspection may take several hours, but it will be very educational.  There is nothing like first hand knowledge of the operation of your mechanical and plumbing systems.  The inspector may also throw out hints on maintenance and repairs.
