Tips for Maximizing Your Resale Value


Curb Appeal

Landscaping
Make sure shrubs and lawn are trimmed and in tip-top condition.  Plant some extra flowers for color.  Clean walks and driveways and remove all unnecessary toys, tools and equipment from your yard.

Home - Exterior
This may be a great time for that fresh coat of paint.  Do try and keep the color and trim style consistent with other homes in your neighborhood.  Take a look at the concrete on your driveway.  Are there unsightly stains?  How about the appearance of your front door.  Remember "fresh and clean" are what prospective buyers are looking for.  Think about hanging a wreath or another adornment on your door for a splash of color.  Make sure all screens are clean and in good repair.  Remember that the impression your home makes starts with the mailbox.  Keep all outdoor light fixtures in good condition and make sure there are no burnt out bulbs!  Just walk from the street to your front door and pay attention to detail.  Oh - and don't forget the doorbell!!



Interior Appearance

Try a fresh coat of paint on the interior walls as well.  Try and keep the color to a neutral shade of white or beige that will coordinate with most potential buyers décor.  This will help them to picture themselves in your home.  Most potential buyers will walk to the windows to admire any views.  Don't forget to make sure that the windows and ledges are clean and in good repair.  Last, but not least, are the kitchens and bathrooms.  There is the obvious tip regarding clean and fresh smelling, but don't forget about the appliances.  There are those potential buyers that will peer into your refrigerator and cabinets.  It would be a good idea if these were clean and arranged to present a spacious appearance

Home Contents
Remove as many “personal” items as possible.  These items would include private collections and family pictures.  Often these items distract a potential buyer from the home itself as they become interested in the inhabitants instead.  This will also help a potential buyer to picture themselves living in the home.  Remove unnecessary furniture and accessories to give a spacious, uncluttered feeling to the property.
